In most cases the laws are designed in ways that can help address the tenants issues against brutal and opressive landlords. However it's a great thing for them to protect the rights of the minorities.

I have two apartments on rent and we have signed a legal rental agreement with our tenants making all the rules and regulations very clear. So far, we have been lucky to get good tenants and things have been going hassle free.
As far as the law is considered, it's very fair and unbiased.

The tenancy laws in my country majorly favours the landlords. They behave as if they own the world and can inconvenience the tenant at anytime. Some tenant have taken landlords to court and won claiming damages.

Power is an important factor in the development of any law. Those wielding power usually influence the process such that they become favored.
So is the case with tenancy laws in my country: the landlord routinely gets the upper hand, at the expense of the tenant.

In my country there are good laws that govern the tenants. However the problem with my government is that corruption has ravaged the good governance and the enforcement of the law.

I think it favors tenants because whenever you are giving a quit notice there is always three months extension. So it is very good for tenants and also good for landlords in some cases.

There are some tenants that are not giving quick notice and are usually forced to pack out from the apartment where they rented then some places in my country.

You are right. Since they own the house, the believe that the can just do anything and get away with it. Some of them will even tell their tenants to leave their house. It is not fair

I think that, in a situation where the real estate property involved is low end, the tenancy applicable law is bound to favor a tenant more than it does a landlord.
In my view, this arrangement is beneficial and prudent as tenants of low end real estate properties are unlikely to have sufficient financial muscle to independently take legal action against a rogue landlord.

The tenants will not even have the right to do whatever they want in the house that they have paid for and I think it is very wrong because it is not supposed to be like

The law really provides so much protection and favourtism to the tenants in my country. The downside part of it is that the enforcement of the laws is very poor.

It would have been better if it was like this too but it is not like this in my country so you just have to live with it because the government is not even doing anything about it

It depends on certain situations. The faults need to be check or recheck if the tenant or landlord committed it or not. Most of the time, the law sided usually the tenants.
This is the sad truth, the tenant or landlord even in the case of being faulty will insist and may result even loss against him and not saying you have full right and go to the helpful solutions.

Do people actually obey these laws in Nigeria? In most cases the law seems to favor the ones with more money in their pockets than the next person. This is just the painful truth.

To the best of my knowledge most landlords in Nigeria don't have any regard to this kind of laws and they just treat their tenants the way they feel like.

This is why it is good to settle things amicably between the landlord and the tenant whenever they are having issues. That way things will be fine between them

The right person does not win the case but the person who has more money or who was able to settle the government agencies will be the one to win the case
