Okay. That is a bit understandable. Àt least, the tenant is not taking up the cost of repairing someone's property. That could be very disheartening.

Is it fair? I won't ever agree to that kind of rental agreement. It is better the landlord defines the repairs that I will do as a Tenant. I can't go and repair a leaking roof just because I am staying there. That is unfair.

There should be a stipulated contract between the tenants and the landlords, whatever was written there, that will prevail. Or shouldn't there's no contract, at least a verbal agreement will do. In the end it is all on the agreement between the two parties.

The landlords are the ones who will carry on this responsibilty. It happens in my country and I am not sure with the others.

It depends though but in most cases landlords usually collect an extra fee separate from the rent. They usually hold this money in particular until you are about to move out. If they do not find any fault in the property, they would return the money to you, but if any fault is found the money would be used to make repairs before the next person rents the house.

Does it mean that the landlord repairs simple things like bulb? In my place, simple repairs are done by the tenant. The landlord only does major repairs.
