I agree with you, not all companies have good working condition. I remember back when I'm still searching for work, one of the companies where I applied before, though it can be found on a high end mall, the staff office of that company was located in a poor condition and poor ventilation. Believe me, you wouldn't want to employed there even it on a high end mall. hehe.
