You need to have your own specific goals when seated at the negotiation table. Try and understand every detail of the proposal. Work your way round your goal. Make compromises if necessary.

I honestly do not know how to do this effectively because i am completely bad at it. But there is one thing i am sure of, for you to be able to achieve this you need to have good communication skills.

The negotiation is something that the two parties should be cool with
It is not only through voicing out what demands to be supplied. The two parties need to sign a contract to secure both motives in sealing such a deal and the other matters.

I agree that it should be a fair situation to negotiate. Once we close a deal with the customers, we need to maintain a good business relationship with them. Being fair is fine.
