If you need a warehouse for your business. it better to avoid the private warehousing as it comes with High capital demands and operating costs of private warehouses is high

You would be responsible for the full setup and operation, which is financially draining

You would find it difficult and expensive to create more space when the demand for more space arises.

What do you think is the right placement? A warehouse here is usually owned by private entrepreneurs. There is also a space for rent. Thre is no public warehouse here in my location

The issues with these private owned warehouse is mostly constraints it places on business owners as there maybe rapid growth and need for expansion or getting new facilities, this I see as time consuming and costly.

It is never safe though but there is no choice. Where shall you house your products and van or trucking, it must be inside the warehouse. But there are guards in a private warehouse.

In Croatia having warehouse is nightmare. You must satisfiy many rules and pay several licences. Sometimes is better not have any space and keep all equipment in private, not regulated space.

True, managing one would definitely be expensive, but I think it would also be expensive renting one. Besides paying rents, you will also have to worry about managing and maintaining.

In my place, there are lots of warehouse which are for rent. They are located in industrial buildings. The conditions of some of them are quite good. There is proper ventilation and air conditioning as well as guards.
