Businesses that can develop on or around campus are usually the canteen business, which sells various foods and drinks for campus residents. Apart from that, there may also be cooperatives, but usually the cooperative business is carried out by the campus itself.

I agree that food business and barbing saloons should be profitable. In my location, some people rent out their apartments to students. That can be a great source of passive income.
