A boarding house is a very lucrative business if you live near a school. Some students come from other places and of course they would find a place to stay on school days. Eateries, fast food, novelty shops are also good ventures.

Hostels building for the purpose of accommodating students is a nice investment. I could observe that this is flourishing in my city due to the presence of higher institutions. These higher institutions could not provide hostels for their students, hence majority of the students are living off campus.

I lived off campus in the university and I can tell you without a doubt that you can fix the price of your rental property as high as you want in these locations and people would still beg and pay.
