I do not consider real estate investment as a high risk investment but it requires a lot of money. During economic downturn, the value of your property may depreciate. But you can always rent out your property to get passive income.

It can be risky if you use sub standard materials especially if you're putting up a multi storey building. It can also be risky if you have not fully discovered the area and it could be prone to landslides or prone to flashfloods which may not be attractive to buyers.
